Elias Marcovici

Elias Marcovici

Principal

Elias has seventeen years of experience as a principal real estate investor. His primary responsibilities include the sourcing and structuring of investments, managing capital markets relationships, and overseeing asset management.

Elias was formerly with Lane Capital Partners and Rossrock, both property-focused distressed debt funds based in New York. Elias began his real estate career in the CMBS Underwriting & Securitization Group at Eurohypo AG.

Elias earned a BA, cum laude, from Yeshiva University and a JD from Fordham Law School.

Ethan Marcovici

Ethan Marcovici

Principal

Ethan has twelve years of experience as a principal real estate investor and real estate attorney, in addition to being responsible for the day-to-day management of Blake's portfolio.

Ethan is responsible for overseeing all regulatory issues, all legal transactional and diligence matters, including managing transactions, legal diligence, negotiating joint venture and partnership agreements, and land use and landlord-tenant issues.

Ethan was previously an associate in the Real Estate Group at Debevoise & Plimpton LLP and a senior financial analyst at Marquis Jet Partners.

Ethan earned his BA, magna cum laude, from Columbia University and his JD from the University of Pennsylvania. Ethan is admitted to practice law in NY.

Our History

Five decades in New York real estate

It starts in the 1970s, when our father comes to New York and makes his first investments. Two generations later, the city is still where we build.

Mid-1970s

First generation, first investments

Our father’s first investments are in healthcare-related property and the outer boroughs. The habits formed here, doing the work and holding for the long run, still shape how we invest.

1978

It started with one building

Our father and his partners buy the family’s first building on the island of Manhattan, a Garment District office we still own and operate today. Everything begins here.

2010-2014

Blake Partners takes its current form

Elias leaves a private-equity fund to build the firm in its current form. Ethan leaves a major law firm to join him a few years later, adding legal and institutional depth to an independent, hands-on way of working.

2013

Reading the city before the market did

In Morningside Heights, across the park from Columbia, we see an extension of the Upper West Side where others see the edge. We renovate unit by unit and roughly double our money inside three years.

2015

A Brooklyn portfolio, building by building

An off-market package of walk-ups in Park Slope. We listen to tenants and build what they ask for, a stroller garage, private roof decks, and draw the families who want to stay.

2016

To the waterfront, with New York

On the Rockaway shore we rezone our own land and build affordable housing in partnership with the city, owner-operators still in the deal rather than passive capital. We continue to own and operate it.

2014-2020

The conviction to go where the deal is

Hotels in Florida. Industrial in Tennessee. A medical office in North Carolina. Retail in Pennsylvania. We remain a New York firm, with a go-anywhere attitude when an opportunity earns it.

Since 2021

A generational view

After COVID we sharpen the long view. The acquisition of 39 West 37th, an underutilized, well-located Midtown South office, is that conviction in one building, the kind of quality New York real estate we buy to hold and compound over generations rather than trade.

Continued growth

A strong foundation lets us pursue bigger, more ambitious deals, building Blake into a firm made to last for generations.

How we invest

Selective and committed

We look at many buildings and buy few. When we decide a building is right, we commit fully and close.

Decisive

We have no investment committee to clear. The principals make every call themselves, with the homework done and our own capital behind it.

Creative dealmakers

We bring real bank and capital relationships and an institutional way of thinking to middle-market deals. That lets us structure transactions the way most firms can't.

Owners and operators

We operate our buildings directly, including a healthcare portfolio we run in-house. We buy with a simple test in mind: would we put our own office here, or live here?
