270 West 39th Street was our family's first Manhattan investment, acquired by our father in 1978, and we have owned and operated it ever since. Over the decades we have modernized the interiors and brought the building's life-safety systems current - the kind of steady, unglamorous work that keeps a prewar Garment District tower running for the next generation.

It is also home. We run the firm from the eleventh floor, which makes the building the clearest expression of how we think about ownership: measured in decades, not hold periods.
