A four-building off-market Brooklyn package we improved around its existing tenants, then sold to three separate buyers.
A package of four Brooklyn multifamily buildings, bought off-market from a long-time owner - among them 1 Lincoln Place in Park Slope and 311 Sixth Avenue. We saw what the package had going for it: smaller buildings that fall into a more favorable tax class, and large apartments with real room to be improved.
Instead of emptying the buildings, we improved them around the tenants already there. We listened to what residents wanted and made unusually creative physical changes - a dedicated stroller room, private roof decks assigned to specific apartments, and work done fast enough that a walk-up staircase could be replaced in a single day. The buildings drew families and young professionals, some of them there for the school district. It is our operator instinct applied to housing people actually live in.
We sold the four buildings to three separate buyers over roughly eight to ten months, matching each building to the buyer it fit best.
