2-14 Beach 96th Street

We already owned the land at 2-14 Beach 96th Street, which was not yet zoned for development. We rezoned it and built 64 affordable apartments - large units with waterfront views and penthouse balconies - in partnership with the City.

Rather than syndicate the deal out, we kept our own equity in it, and we still own and operate the building today. An affordable project with the principals still in it is a rare thing, and it is how we prefer to work.
