The Hive

The Hive is a two-building assemblage on Eighth Avenue, marketed as Times Square West, that began as the old Show World complex. A prior developer had taken the redevelopment to roughly 92 percent complete before the post-COVID market left it unable to stabilize.

We acquired the stalled property and restructured it as a commercial condominium, separating it into pieces - office, ground-floor retail, and a rooftop cell tower - that could each be sold to the buyer who valued it most. We were in and out in about 18 months. The full story is in its case study.
